What you would walk away with, not what the house sells for. It works down from the sale price through your mortgage payoff, the compensation you have agreed to in writing, any concessions you offer the buyer, title and escrow fees, repair credits, and the Arizona property-tax proration. Change the sale price and every line moves with it.
Not the way most people assume, and that is the thing that catches buyers out. Rather than trust a rule of thumb, put your own figures into both columns and watch what the mortgage insurance does over five and ten years, alongside the monthly payment and the cash you need at closing.
The biggest pieces are agent compensation, which is set in a written agreement rather than by any standard rate; the owner's title insurance policy, which is customarily seller-paid in Arizona and typically runs about $1,400 to $4,000 depending on price (Arizona title company quotes, September 2026); escrow and settlement fees; and anything you agree to credit the buyer. Arizona has no real estate transfer tax — only a flat $2 affidavit fee at recording (Arizona statutory rate, September 2026).
