Looking for an affordable new build in Maricopa? Century Homes is building at The Villages in Tortosa, near the future center of town. I walked two of their open-concept plans — starting around $325K — and broke down how the builder incentives really work.
Century builds in The Villages, in the Tortosa area of Maricopa, right next to the Volkswagen Arizona Proving Ground (which, for what it's worth, I've never noticed having any impact on the community). It's about 10 minutes from the 347 entrance without heavy traffic — I like taking Smith-Enke to White & Parker, then over to Honeycutt. What's interesting is the area is shaping up to be a future center of town: Walmart and Home Depot are in, with Lowe's and Aldi on the way. You'll also pass University of Arizona farmland (alfalfa, corn, cotton) and a dairy farm — it occasionally smells, though far less than when I moved here years ago.
“Plan One” is a 3 bed / 2 bath, 1,585 sq ft home that was asking around $325,000 when I filmed. It's a modern, open layout — front door straight through to the back — with the kitchen, dining, and family room combined around a big island with stainless appliances and a gas-plumbed stove. A couple of things I always flag at this price point: the laundry room has real counter space, and like most modern builds it includes a networking spot wired through the house for your wifi and alarm. The primary has granite counters, a dual vanity, a walk-in closet, and a walk-in shower (no tub). As always with a new build, the backyard comes as dirt unless you arrange landscaping.
“Plan Two” is the same 3 bed / 2 bath but about 200 sq ft larger, and they put that space to good use. The standout is a reading room / office / sitting room right off the front door — a great spot for homework or focus work away from the main living area. It also felt a touch more spacious overall, with a bigger pantry, a wider walkway, and a larger primary (roughly 17'9″ × 13 ft) with a bigger walk-in closet. Same tasteful, affordable finishes as Plan One. They have other models too — smaller and cheaper, or larger without much of a price jump — that weren't on display.
Like a lot of builders, Century leans on incentives to get you in the door. When I filmed (late 2024), using their in-house lender could unlock a reduced FHA rate, an appliance package (fridge + washer/dryer, which usually don't come with a new build), and up to $8,000 toward closing costs — all tied to 2024 closings. As I said on camera: if you're watching this later, those exact deals are gone, but there will almost certainly be a new set of incentives. So don't panic over a specific promo — ask me what's actually on the table today, and let's tour a few builders together to see which fits. One more from the video: a viewer told me he'd found my channel after he'd already signed with another agent. If you haven't picked your realtor yet, do it before you walk into a builder. At The Villages community in Tortosa, on the Honeycutt side of town next to the Volkswagen Arizona Proving Ground. It's roughly 10 minutes from the 347 entrance without heavy traffic - I usually take Smith-Enke to White & Parker, then over to Honeycutt and into Tortosa.
When I filmed, their Plan One was a 1,585 sq ft, 3-bed/2-bath home around $325,000, and Plan Two was the same bed/bath count but about 200 sq ft bigger. They have other models too - some smaller and more affordable, some larger without much of a price jump. Prices move, so ask me for current numbers.
Yes - both plans run front-door-straight-to-back with a combined kitchen, dining, and family room and a big island, which makes good use of the square footage. They also come pre-wired with a networking spot for your wifi and alarm, and the stove is plumbed for gas.
This side of town is shaping up to be a future center of Maricopa: Walmart and Home Depot are already in, with Lowe's and Aldi on the way. You're also near University of Arizona farmland and a dairy farm - rural touches that occasionally remind you you're in a growing town.
It varies. When I filmed (late 2024), using their in-house lender unlocked things like a reduced FHA rate, an appliance package (fridge + washer/dryer, which usually aren't included), and up to $8,000 toward closing costs - but those promotions were tied to 2024 closings and are expired now. Builders rotate incentives constantly, so ask what's current and bring your own agent.
I'll walk Century and the other Maricopa builders with you, pull the current incentives, and make sure you're represented from the first visit. Free Zoom, no pressure.
