There’s a lake in the middle of my neighborhood, and it’s the first thing you notice driving in. I live in Homestead North, so this one is a little personal.. let’s walk the community, the amenities and the HOA, and three homes from the low end of the range up to the top.
Homestead is one of those neighborhoods where the amenities actually get used. The lake anchors it, there are parks scattered all through it, and on a normal evening you’ll see people out on the walking trails and kids on the courts. Homestead splits into two sections, North and South, and the North side is the larger of the two. It was built out in phases, roughly 2012 through 2020, with the last phase finishing in the past five or six years. D.R. Horton owns land inside the community and may build there within the next few years.. nothing has been completed yet, so it’s something to watch rather than something to tour. And if you’re finding Homestead North for the first time: it sits on the east side of the City of Maricopa, bounded by Smith-Enke, Honeycutt, Porter Road and White and Parker Road, and you get to it heading east on Smith-Enke.
As of August 2026, the HOA on the North side runs $52 a month, and it’s the lowest I know of in the City of Maricopa. Homestead South is $85 a month and gated — one of only two gated communities in town, the other being Province, which is 55+. For that $52 you get Homestead Park plus smaller parks scattered through the neighborhood, a soccer field, basketball courts, walking trails, and a lake, which is the shot the video opens on.
As of August 2026, MLS data showed homes on the market in Homestead averaging about $397,000, running from a low of $280,000 to a high of $599,000, and averaging 2,280 sq ft — from 1,454 up to 4,240. Those are the figures as they stood when I filmed (August 2026) this tour in August 2026; they move week to week, so treat them as a dated snapshot rather than today’s market. I walk three homes in the video, one at each end of that range and one in the middle.
The starter home at the low end of the range is at 7:59 in the video, and the bank-owned home in the middle of the range is at 16:57. Bank-owned homes in Homestead come up periodically and they tend to trade below the neighborhood average, which is exactly why they are worth understanding before you write an offer on one.
The luxury end of the range is at 24:11 — the largest of the three homes and closest to that $599,000 top of the market. Between the three you get a fair picture of what your money buys in Homestead North at each price point.
As with any home here, get an inspection — much of Homestead North is now 5 to 14 years old, and roofs, HVAC and water heaters start coming due in that window. If you are weighing Homestead against other Maricopa neighborhoods, I have walked several of them the same way: Cobblestone Farms, Rancho El Dorado and Lennar at Anderson Farms. If a brand-new build is on the table, start with new construction in Maricopa, and if you are moving from out of the area, the SR-347 commute is the page to read first.
