One caveat up front: these were the prices when I filmed. Prices in the City of Maricopa move constantly, so treat the numbers as illustrations of the tiers, not today's market. Ask me for current numbers before you lean on any of them.

Before you fall for (or write off) any home, know which kind of buyer you are. Want something turn-key that you don't have to touch? You'll pay a higher price per foot for it. Willing to put in a little work? A home with a cosmetic issue others walked away from can save you real money. Neither is right or wrong.. it's about your time, budget, and appetite for a project.

Red flags I watch for (and the ones that don't matter)

A smell is rarely a reason to buy or skip a home - most odors are cosmetic and a professional cleaning resets the place (a lot of buyers have cleaners come through before move-in regardless). What I do flag: disabled or missing smoke detectors, plumbing quirks under sinks, and deferred maintenance that hints at bigger issues. And I always confirm what actually conveys - in Arizona the washer, dryer, and fridge may or may not stay with the home, which is a real cost to plan for.

How much home can you get in Maricopa for under $300,000?

When I filmed, under $300K bought a renovated 3-bed/2-bath starter (or investment) home in an established neighborhood like Rancho El Dorado - new flooring, new range, fresh paint. Prices move constantly, so ask me for today’s numbers.

Why does a smaller home sometimes cost more than a bigger one?

Price per square foot. Condition, age, location (a golf-course view or a gated community), and updates can push a smaller, well-kept home above a larger one that needs work. Always compare per-square-foot, not just the sticker price.

Do the washer, dryer, and refrigerator come with a Maricopa home?

In Arizona they may or may not convey. If the home is vacant and they’re sitting there, they usually stay; otherwise we check the contract. Either way it’s a cost to plan for.

Is a bad smell a reason not to buy a home?
